The Quality Assurance Specialist is responsible for data review and preparation of the upfront Good Faith Estimate, Truth-in Lending and loan application disclosure package. The position will review loan origination system for data integrity. QAS will deliver the loan package directly to the client via electronic deliver or manual package. QAS will monitor the return of the fully executed disclosure package to assure required regulatory compliance has been met. This position will review all loan files when submitted to the Processing Center for proper signatures, dates and ensuring all required disclosures have been received. QAS will prepare and deliver to borrower all required disclosure documents at Change of Circumstance.


Responsibilities include, but are not limited to:
1003 Review
Loan program, sales price, loan amount (down payment accuracy), field completion on 1003 (i.e. 2 year employment/work history, current occupancy, etc.), Government Monitoring information
TIL Review
Proper completion of MI, ARM, Government vs. Conventional, Buy down, etc.
GFE
All applicable fees with proper disclosure of YSP/SRP
All fields in GFE are complete and accurate according to RESPA compliance
Disclosure Tracking - Validate disclosure tracking history showing all required information
Fee Input in Investor web site when applicable
Assist Loan Consultants with printing of loan package and shipment to client via UPS
Changed Circumstance - Continue GFE History form completion throughout loan process
Pre-Closing GFE History Review when all final figures and disclosures have been sent to the client
File review once received in Processing Center
Check for receipt of all disclosures, proper dates and signatures, documents remained unchanged since initial review
Requirements:
Have knowledge of RESPA compliance, GFE compliance and basic loan application completion skills.
Detail-oriented and be able to multi-task.
1-2 years experience in the mortgage business a plus.
Excellent communication skills
Be able to prioritize tasks in order to meet deadlines.
Possess a positive attitude, be flexible in fast-paced environment, be a team player and be willing to constructively contribute to the department.
